The Living Smart Project
The Living Smart
Project The City of Portland has witnessed growth in the popularity
of affordable homes built on the small in-fill lots. In a number of neighborhoods,
where the typical development occurred on 5,000 square foot lots, the underlying
historic plat and zoning regulations allowed in-fill development on 25-foot
wide by 100-foot deep parcels. Built on these narrow lots, 15-foot wide
houses have become important in meeting the City’s need for entry-level
single-family homes.
The Living Smart Project arose from growing neighborhood
opposition to in-fill development that appeared out of scale with the surrounding
neighborhood and triggered the demolition of existing houses.

Belmont Belmont Street is most vibrant amid the bars and shops
and restaurants that line the street in the Southeast 30s. On Southeast
Morrison Street, a pocket of city life teems closer to the Willamette River,
in the corridor that starts around Southeast 15th Avenue.
With 2121 Belmont, the 123-unit condo project under construction on a 300-foot
stretch of land between Belmont and Morrison streets, developers say they’re
bridging a connection between the two vibes.
And it’s a spot developers say people will pay bigger prices to live in
– and they’re stepping out on a ledge with their one- and two-bedroom condos,
which will run between $260,000 and $550,000.
The development is one of the first upscale projects to hit the neighborhood.
The project, a joint venture between Williams & Dame Development and Reliance
Development, plants a series of four- and five-story buildings bordered
by outdoor living spaces.

The Oregonian reported that
2121 Belmont has been converted to apartments (rentals). This is due
to the slow sales of condos in the Portland metro area.

The Clinton Condominiums

The
Clinton Developer Randy Rapaport's is building a 4-story
condominium building called "The Clinton" with 27 units. It is located
at SE Clinton and SE 26th Avenue. This neighborhood has an abundance
of services within walking distance of the Clinton.
This upscale, mixed-use
development promises to be sleeker than his last project, the Belmont Lofts.
The use of Core-10 steel and architectural glass on the exterior gives the
four-story, 27-unit, mixed-use project a modern and unique look. The three
ground-level retail spaces are already leased, and the entire project should
be completed the summer of 2008.
Prices will run between
$269,000 and low $500,000s.

Richmond neighborhood.

Beverly Condominiums
The Beverly
Condominiums The Beverly Condominiums is named in honor
of noted children's book author and longtime Hollywood and Portland
resident Beverly Cleary.
The Beverly combines condominium residences with
banking, grocery and local retail and service offerings, all in a
classic brick building. A new Whole Food Market will occupy the lower
floor of the Beverly.
The Beverly is being submitted for
U.S. Green Building Council LEED Silver certification, which is
expected to be confirmed when the building is complete. Beverly's green
